Qualifications:
- Maintain regular contact with your Sales Counselor on any build-to-suit contracts, spec houses, model upkeep, subdivision maintenance, signage, and any other problems that may arise throughout the development phase of a successful subdivision.
- The carrier’s interests are represented through the review of change proposals, proposal requests, information requests, supplementary instructions and other contract material.
- Providing coordination and feedback as needed with utility companies that are providing services and infrastructure for the project, as well as managing the project’s timeline and costs, is what a project manager is in charge of.
- Works with the Control Manager to ensure that all invoices, contractor pay applications, and change orders are appropriately posted in the reporting software, and handles the validation process for consultant bills, contractor pay applications, and change orders.
- Make sure outsourced construction contractors adhere to safety, quality, timelines and budgets as well as efficiency and control in order to acquire the best possible results.
- is responsible for maintaining communication and acting as a liaison between the carrier and the several government entities engaged in freight transportation, including the City’s approval and inspection processes.
- managing tenant work, attending meetings and resolving concerns, and coordinating the project’s punch list and closing processes.
- Guidance with the identification and qualification of the many subcontractors suitable for the project, including all site and construction trades.
- Making initial estimations of costs unique to the project and being in charge of the budget management of the different cost components
- Examining tenant contracts and requirements in relation to the carrier’s duties, ensuring that the carrier complies with the requirements while keeping project costs under control
Skills:
- Success in executing projects on schedule and on budget while also acknowledging a company’s long-term plan deviance is a proven track record.
- Knowledge and experience creating and executing quality assurance/quality control systems to verify that work is performed in accordance with contract specifications. Capable of carrying out the responsibilities of a Site Quality Control Manager
- Extensive industrial supervisory experience with mechanical, electrical, civil, and structural construction contractors and teams.
- The ability to read, comprehend, and coordinate consultant drawings and specifications, as well as knowledge with construction contract papers, is a must for this position.
- Experience in pre-design and pre-construction work, as well as familiarity with building systems, components, and technology, are all required.
