Job Description

The company’s Real Estate Manager will be responsible for facilitating growth in both existing and new markets. This individual will do detailed market and competitive research, as well as financial and statistical analyses, before putting together the final report on the new location.

Qualifications:

  • Assists the business team in conducting site searches and selecting appropriate locations. Provides business team leaders and other stakeholders with options and suggestions.
  • Identify and resolve difficult environmental issues related to the completion of targeted transactions by working with environmental, health, and safety (EHS) experts.
  • Keeping track of and thoroughly examining the transaction’s financial elements is a must. By authorizing leases and other corporate transactions internally, it improves transactional efficiency.
  • By being abreast of market developments, you’ll be better prepared to make smart real estate choices.
  • Operations, transportation, finance, health and safety, loss prevention, risk and legislation are just a few of the internal departments that work together to address real estate issues.
  • When it comes to managing changes in lease terms, store performance, and monthly rent payments, a portfolio master sheet may be quite helpful. Use of Excel is required for this employment.
  • Assist the legal team in the execution of applicable leases, purchase agreements, and other transactional documents.
  • Internal stakeholders, landlords, property managers, and brokers can all go to this person for help with leasing and property rights issues.
  • Develop strong working relationships and communicate effectively with the construction department and development partners on all elements of new site due diligence, including interacting with local authorities throughout the permitting process.
  • Maintains and monitors lease and option expiration dates. Works with business teams and aids top management in coordinating decisions for all lease activities, including renewals, relocations, and terminations. Participates in the coordination of new location openings and closings.

Skills:

  • Successful project management requires a strong sense of cooperation, as well as a capacity to build connections with both internal and external stakeholders.
  • Ability to communicate well in both oral and written English, to generate accurate, succinct, comprehensive, and instructive written materials, and to make excellent presentations to small or large audiences.
  • Contracts, such as purchase agreements, leases, and due diligence reports, should be easy for you to read and comprehend.
  • The capacity to provide high-quality work in a fast-paced, flexible setting with a large volume of work.
  • Education from an accredited university and related experience totaling nine (9) years may be substituted for the required education and experience and may be interchangeable year-to-year; or any combination of education and experience totaling nine (9) years can substitute for the required education and experience.
