Qualifications:
- Assist the legal team in the execution of applicable leases, purchase agreements, and other transactional documents.
- A portfolio master sheet may be quite useful for keeping track of lease modifications, store performance, and monthly rent payments. This position requires the use of Excel.
- The dates of lease and option expiration are recorded. Coordinates all lease actions, including renewals, relocations, and evictions, with other business units and upper management. Coordinates the opening and closing of new shops.
- The primary point of contact for internal stakeholders, landlords, property managers, and brokers on all aspects of real estate transactions, including lease and ownership rights.
- assists the company’s employees in locating and selecting a place to reside. Provides business team leaders and other stakeholders with alternatives and advice.
- Work with the construction department and development partners on all elements of new site due diligence, including interacting with local authorities throughout the permission process.
- By staying on top of the market, you can stay informed about new retail opportunities as well as other variables that influence real estate choices.
- Loss prevention and risk assessment collaboration with various internal departments is essential in real estate issues, such as operations, transportation, finance, health and safety, and health and safety management.
- The financial components of the transaction are documented and analyzed. Internal approval procedures for leases, etc. provide a seamless transaction flow.
- In order to find and manage complex environmental concerns that develop throughout the course of commercial transactions in conjunction with environmental, health, and safety specialists
Skills:
- Accuracy, thoroughness, and conciseness are all important aspects of a good presentation in front of a small or big group of people, along with a willingness to speak in public.
- In addition to the required education and experience, any combination of education from a recognized institution and relevant experience totaling nine (9) years may substitute for the needed education and experience, with the years being interchangeable year for year.
- Contractual knowledge, such as leases, agreements to buy or sell real estate, due diligence and construction documents.
- With a strong sense of collaboration and the ability to establish connections and get agreement on timetables and data needs from both internal and external stakeholders
- The capacity to provide high-quality work in a fast-paced, flexible setting with a large volume of work.
