Job Description

It is the responsibility of the Real Estate Manager to execute the company’s internal real estate policy. For example, it may be in charge of locating and negotiating new leases, as well as negotiating and concluding existing ones. Operations and functional leaders collaborate to make real estate decisions.

Qualifications:

  • The financial components of the transaction are documented and analyzed. Internal approval procedures for leases, etc. provide a seamless transaction flow.
  • Develop strong working relationships and communicate effectively with the construction department and development partners on all elements of new site due diligence, including interacting with local authorities throughout the permitting process.
  • Expiring lease and option dates are tracked , Coordinates all lease activities, including renewals, relocations, and eviction decisions with other business units and higher management. Coordinates the launching and shutting of new stores.
  • Maintaining control over lease terms, store performance, and rent payments on a monthly basis may be made easier with a portfolio master sheet. Excel is a need for this profession.
  • With the help of your legal team, negotiate all LOIs in order to achieve desired strategic goals and assist in the execution of any appropriate leases, purchase contracts, and other transactional paperwork.
  • Maintain a solid market knowledge and awareness of new store opportunity points, trends, competition, developing markets, and other elements that drive educated real estate choices in a given region.
  • A wide range of environmental, public health, and safety experts must be engaged in the investigation and resolution of environmental concerns that arise as a result of commercial activities.
  • Helps the company’s business team find and pick appropriate web sites. Recommends new ideas for a company’s business team and other stakeholders
  • Collaboration with internal departments such as operations, transportation, finance, health and safety, and health and safety management is crucial in loss prevention and risk assessment.
  • This position serves as the principal point of contact for all internal stakeholders, landlords, property managers, and brokers in regard to leasing and property rights problems.

Skills:

  • With a strong sense of collaboration and the ability to establish connections and get agreement on timetables and data needs from both internal and external stakeholders
  • High-quality work may be done in a fast-paced, flexible setting with a lot of demands on one’s time.
  • The ability to understand and analyze contracts, such as leases, purchase agreements, and due diligence reports, is an essential part of this role.
  • Applicants must be proficient in both spoken and written English, as well as be able to produce clear and succinct papers that nevertheless include all of the important details. They must also be able to speak confidently in front of both small and large audiences.
  • Two (2) years in a supervisory or administrative position; or any combination of education from a recognized institution and related experience totalling nine (9) years may substitute for the necessary education and experience, year for year.
